Large management companies are a RIP OFF
Ridiculous Fees
They jack up all expenses? from regular monthly management fees, maintenance charges such as lock changes, carpet cleanings, trip charges and etc by 150% most of the time or more. Some management companies are charging in excess of $150 for a lock change and never change locks. Which in the state of Georgia and hopefully every where, is illegal.
Even a renewal charge that cost the same as one month’s rent. Come on now, like why would you charge that much to the owner for the tenant remaining in the property? ?just highway robbery. The most they have done to retain that tenant is hopefully providing good customer service, which is what they should be doing anyway. Then they mail a letter out with the new lease agreement enclosed. What’s the cost of that now a days about .44¢.
I have seen them take a maintenance job that would easily cost $1,200 and up charge every expense in order to make it a $3,200 job. They pay the twelve hundred to the vendors and pocket the rest. This happens all day and everyday. When you multiply this by 700 to 900 owners, what do you have? A RIP OFF!!!
Advertising cost to each owner, each month averages $150-200 while the property is vacant in order to acquire a new renter. However, if the property is vacant, who can afford that amount each month? The answer to advertise for the owner for free when they are most vulnerable and charge an advertising fee later when the property is occupied and the owner has some revenue coming in on the property. This builds a trust between you and gives great customer service and avoids “kicking someone while they are down” from occurring. It makes for happier owners and helps them to know that you are in this thing together.
Out of state owners
Several owners are not local. They have regular, everyday jobs which does not permit excessive time researching prices and services. Therefore, they just go ahead with the management company’s assessment of things. Also, since many are outside to the city or state of the investment property, they don’t know local handy men who take care of a job perfectly for a fraction of the cost of large vendors.
What are you paying for?
Please understand, it cost to run a successful company and someone has to pay for the services rendered, but those fees are just ridiculously over priced. A fairly full staffed company can be pricey but come on now. Unless you are the Broker of the rip off company, no one else make money.
And to answer the aforementioned question, what are you paying for…. the Broker to hire an overworked assistant Broker to do all of the dirty work, keep things covered up and running, pay them more than their crocked ass deserve, while he vacations in the Netherlands for weeks at at time and drive Mercedes and Range Rovers to work boasting about his $1900 pair of shoes or the fact that he got drunk and wrecked his boat over the weekend.
I promise you are better off every time with a small personal relationship with someone who is licensed in Real Estate and has property management experience. Someone you can build a solid relationship with and you can trust with your investment than the large crocked property management companies, I just described.
If you feel you are being ripped off, it’s because you are.
